This solution article will describe the process involved on Taylor's side for joint preparation of Lender Questionnaire orders.

Taylor Management will prepare the Standard Lender Questionnaire and any static documents contained within Lender Questionnaire orders, while the CA Team will be responsible for completing the CLQ.  This will be known as Joint Preparing.

Client Process:

When the client receives a Lender Questionnaire order, they are responsible for the following:

Standard Lender Questionnaires

The information contained on standard lender questionnaires will mostly be populated by the answers contained in the community questionnaire. There will, however, be information that changes frequently. In instances where an answer was not provided, an answer request will need to be sent to the registered contributor.

Step 1: Verify the Address

  • If the address was selected from one of the available units in the Marketplace, this will already be complete.

  • If the address was entered manually by the shopper, it will need to first be verified before continuing.

  • If the unit cannot be verified and replaced, it may be necessary to block the order.
  • Hover over Actions and select "Block Order".
  • Select "Unit" as the reason code and enter the description.

Once the unit is verified, preparing tasks can proceed.

Lender questionnaire orders do not require verification of the seller's name. You will not see seller name information in the order to compare with the name on file in C3.

Step 2: Prepare Static Documents (If Applicable)

Prepare any static documents in the order as you normally would.  Pay close attention to make sure that the documents uploaded are up to date.

Lenders are extremely particular in their requirements to receive current and up-to-date information. If an outdated budget or expired insurance certificate is sent to them, they WILL request updated information. Be sure you are making every effort to provide current information the first time.

  1. Starting the order
  2. Providing and preparing any static documents
  3. Preparing the standard questionnaire
  4. Selecting "Send to Community Archives" from the action button

At this point the client's portion is complete.  Once "Send to Community Archives" has been clicked, the order will be included in the "Take One" preparing queue for Community Archives Preparers to complete.
